Cladding Reports and Testing

Cladding Reports and Testing

What We Offer

Our specialist consultants provide investigations and comprehensive reports on the safety of your cladding. Each report is bespoke to your building

We offer a range of services and can recommend which options you choose based on which is most relevant to your building.

  • Our experienced consultants can attend site, along with supplied access equipment, to carry out a fully representative report relating to the combustibility of your façade.
  • Provide combustibility reporting and can organise sampling for testing with BRE.
  • Carry out a full review of the O&M manuals and architect drawings or specifications to supplement our façade reports.
  • Our fully intrusive surveys include investigations of the sub-structure, fire barriers, insulation and membrane installation in addition to identification of any workmanship defects which may cause structural or ingress issues over time.
  • Identify any product used in the facade with accompanying technical data.
  • Produce product specification and scope of works clearly identifying works required.
  • Full preparation of specification and scope of works tender documentation for any remedial works, allowing ease of estimating for prospective contractors.
  • Analysing returned tenders on a “like for like” basis, ensuring full compliance with the tested products specified.
  • Place contracts alongside our clients with attendance at detailed pre-contract meetings with the chosen contractor, ensuring programme, specification and design is fully compliant.
  • Overseeing contracted works to ensure full compliance with sign-off and a fully PI backed guarantee.
  • Asbestos identification and removal.

Depending on your requirements we will offer varying degrees of reports, analysis of materials and provide feedback on any relevant findings.

We also offer a product development service where we would undertake testing to establish combustibility and durability of products allowing manufacturers to progress their route to market.

Areas of Focus

Combustibility Risks

Façade combustibility risk is a significant cause for concern that we often discover as part of our specialist reports, mainly due to the shortcomings in building regulations at the time of construction. Our detailed investigations identify if your building is safe or if it requires remedial works to minimise combustibility risk.

We can carry out thorough testing, including BRE materials testing, to review the combustibility of your façade.

With regards to façade fire risk, government correspondence is clear; ”Building owners are responsible for determining whether buildings are acceptably fire safe. They are likely to need to appoint professional advisors to assist them” – Department for Communities & Local Government.

Sub-Structure

The sub-structure of a façade is hidden behind external facing panels or render systems, making structural concerns and fire risks less visually obvious. Components such as poorly fitted or loose brackets or framework can be identified during an intrusive survey behind surface cladding.

Fire Barriers and Insulation

Fire barriers, insulation and membrane installation are all crucial aspects of a façade system and should not aid the spread of a fire should it reach the cavity.

Poor façade compartmentation could allow a fire to break localisation and exacerbate the incident, exposing more of the building to fire damage.

Issues such as poor standards of installation, use of combustible products or a lack of cavity barriers can combine to create a façade system that is not effective at minimising combustibility risk.

Water Proofing

The connection between your external facing cladding panels and any interfaces can be a common site for water proofing and ingress issues.

Aged cladding, fixings or poor installation can cause leaks, which if left unchecked can cause extensive water ingress, damaging the integrity of the façade.

We offer a water and air ingress detailing service as part of our investigations.
