Façade Combustibility Reporting

Façade Combustibility Reporting

What We Offer

We provide specialist consultancy on façade safety. Whether your façade is constructed of cladding panels, glazing units, render or brick slip, each building has its individual risk potential. We investigate and provide bespoke reports with factual information and impartial recommendations relating to the risks of your façade and its sub-structure.

Combustible building materials or poor-quality construction can allow for fire to spread rapidly.

Whilst cladding alone has received the most attention, our combustibility reporting allows you to be fully informed as to the entire system installed on your building, something that must be taken into account. We facilitate testing and share reports evaluating the combustibility risk of your building(s). We assess the construction to highlight how effectively prepared your building is at preventing the rapid spreading of fire.

Areas of Focus

Combustible Materials

Both non-compliant and high-risk materials may be found in older and recently constructed modern buildings. Aside from combustible cladding materials, oil-based insulation foams, untreated timber and polystyrene, are discovered regularly and can carry a significant risk factor.

We identify your external façade system and sub-structure to assess if they meet fire safety regulations and how they related to government advice notes. Where appropriate we provide advice on how to reduce the risk of a fire spreading should it reach the façade.

Poor Construction

A buildings construction can contribute to the risk of fire and the time it takes to spread between different areas.

By carrying out intrusive facade surveys we can gauge the quality of the construction of your building. Incorrectly fitted or missing fixings, gaps in insulation or fire barriers that will not effectively compartmentalise the facade can often be found behind the externally facing system.

We carry out a thorough inspection and provide justified recommendations for remediation.

Preventing Fire Spread

By highlighting and reducing the risks within a facade system, it is possible to significantly lower the probability of a fire and the speed at which it spreads within it. This reduces the potential of heavy losses, in terms of lives as well as the financial and emotional impact.

Considerations such as the compartmentation of areas in your building are a fundamental part of the building regulations and are included in our inspections. We locate fire barriers, their placement and quality of installation and then report back on their compliance and the level of safety of your façade.

O&M Manual Checking

Understanding and complying with your O & M Manual can be a complex and arduous task. We support managing agents and owners to understand their responsibilities, advising on your level of compliance and providing clarity on your legal responsibilities.

We can interrogate the datasheets and construction drawings to provide thorough information on areas of compliance and non-compliance. It is worth noting that the O&M drawings to not always translate to what is found when carrying out an intrusive facade investigation.
